Keep issuing the boleto at the owner's bank («My bank's boleto») and mark it paid with the statement date — or let Locarë issue boleto and Pix automatically through a provider. The dashboard shows who paid and who's left.
Leases and statements
Each lease with amounts, due date, guarantee and history. Leases already under way come in with the original date, the last adjustment and when billing starts.
Adjustments with notice
Locarë computes the adjustment from the lease index and tells the tenant days ahead — by email, on its own, or on your WhatsApp, in one click, marking what went out.
Maintenance
The tenant opens a request with a photo; you call the provider, record the cost, who pays and the quote the owner approved. Scheduled maintenance reminds you ahead.
Power, water & gas
Each unit's utility account on file, and the account transfer reminded with every tenant who moves in or out.

Does Locarë work for someone managing other people's properties without being an agency?
Yes — it's built for that too. Asset managers (looking after an owner's buildings or units, without renting them out or running the condo) use Locarë for billing, leases, adjustments, tenant notices and maintenance.
How is it different from condo software?
Condo software splits expenses among unit owners. Here there's one owner and the residents are tenants: what matters is the lease, rent, adjustments and maintenance — that's what Locarë organizes.
Can I keep issuing the bills through the owner's bank?
Yes. Choose «My bank's boleto» on the lease: the bill keeps coming from the bank, you attach the PDF if you like and mark it paid with the statement date.
I don't charge commission or do payouts. Do I need to set that up?
No. Commission and fees stay at zero and rent can go straight to the owner's account — Locarë just organizes.
My leases are already running. Do I have to redo everything?
No. Choose «Already running» and enter the signing date, the last adjustment and when Locarë starts billing. Nothing from the past is charged.
Does Locarë notify tenants about adjustments?
Yes. You choose how many days ahead and the channel: email, which goes out on its own, or WhatsApp, which you send in one click while Locarë marks what went out.
Can I handle several owners and buildings?
Yes. Each property has its owner; reports and the owner portal show only what's theirs.
How much does it cost?
Locarë charges per active lease — it doesn't take a percentage of the rent. The first 3 months are free, no card needed.
The lease runs 30 months and the adjustment is yearly. How does Locarë count?
They are two independent dates. The adjustment happens every 12 months counted from the lease start (the «anniversary»), and the end of the lease is another date — a 30-month lease has two adjustments before it ends. Locarë shows each lease's next adjustment and notifies the tenant as far ahead as you choose.
More than one person rents the same property. How do I register them?
One person is the main tenant and the others go in as «other tenants» of the same lease — only if there are any. Each one can have their own portal access, and you choose who receives the notices.
