What is Locarë?

Locarë is a SaaS platform for rental property management. Property managers and real estate agencies use Locarë to control contracts, notify tenants and track receipts — without relying on spreadsheets and without paying a percentage of the rent.

Does Locarë work for someone managing other people's properties without being an agency?

Accepted Answer

Yes — it's built for that too. Asset managers (looking after an owner's buildings or units, without renting them out or running the condo) use Locarë for billing, leases, rent adjustments, tenant notices and maintenance. Commission and payouts are optional: if you don't use them, leave them at zero.

Can I keep issuing the bills through the owner's bank?

Yes. Choose «My bank's boleto» on the lease: the bill keeps coming from the bank, you attach the PDF if you like and mark it paid with the statement date. The dashboard shows who paid and who's left.

Does Locarë take a percentage of the rent?

Accepted Answer

No. Locarë charges by the number of active contracts, not by the rent amount. The rent money goes straight to your account at the payment provider you choose — Locarë is never in the middle of the money flow.

How does the free trial work?

Accepted Answer

You start with a 3-month free trial, with no credit card and full access to every feature (up to 3 active contracts). That's enough time to follow two or more rent cycles before deciding. When the 3 months are up, just pick a plan to keep going — paid plans start at R$59/mo.

Is my data kept separate from other users'?

Accepted Answer

Yes — and the separation is enforced at the deepest point of the system, the database itself, not just on screen. Each manager reaches only their own properties, contracts and tenants. In practice: database-level isolation reduces the risk of cross-client exposure even when the application logic fails.

Question 7

Does the tenant need to create a Locarë account?

Accepted Answer

The tenant receives an access link generated by the manager. With that link they reach their own portal to see contracts, invoices and payment history. Each tenant creates their own password — the manager never has access to the tenant's password.

Question 8

What is a payment provider? Do I need one?

Accepted Answer

It is the service that issues the bill (boleto) and Pix for each charge and receives the tenant's money. You don't have to have one: with «Bank slip from my own bank», you keep issuing the slip at your bank, Locarë works out amounts and due dates, you attach the slip to the charge and the tenant gets it by e-mail. If you prefer everything to go out on its own, connect Mercado Pago in one click or use Asaas, which also splits the payment so the owner is paid directly.

What is file storage for?

It is where the files you attach in Locarë are kept: bills in PDF, property photos, leases and inspections. For security, they do not stay on Locarë's server but in an account of yours — your clients' documents remain yours. Cloudinary has a free plan and connects in one click. Without storage, the rest of the system works; you just cannot attach files.

Can I change plans whenever I want?

You don't need to change anything: the tier follows the number of active contracts on its own, counted once a month. Grow, and the tier goes up the next month; shrink, and it goes down. A contract whose term ended more than 60 days ago, without renewal and without payments in that period, is not counted.

How much does the storefront cost?

Accepted Answer

Rental listings do not count and have no limit. Sale listings: up to 10 free; 11 to 30, R$ 50/mo; 31 to 60, R$ 100/mo; 61 to 150, R$ 150/mo; above that, on request. The amount is added to the Management fee at month close — there is no charge during the free trial, and the system asks before a sale listing changes the tier.

Is there a yearly plan?

Yes. Pay 12 months at once with 10% off: the amount becomes credit and each month deducts your tier for that month — if your portfolio shrinks, the credit lasts longer; if it grows, it runs out sooner. You can cancel: within 7 days we refund everything; after that, we refund the credit, recalculating the months used without the discount. You sign up in Settings → Subscription.

Question 13

How much do I pay in the first month after the trial?

Accepted Answer

R$ 59, the first tier, no matter how many leases you have at the start. The first monthly fee is due 3 days after the trial ends and covers one month of use from that due date; the next is due on the same day of the following month. Each cycle, Locarë counts the active leases and the fee follows the tier. There is no charge for differences in the past month: the new amount applies only to the next cycle.

Does it work for individual landlords?

Yes. People who manage their own properties, or family members' properties, use Locarë just like an agency. The system can even swap the word «agency» for «manager» on screens and e-mails, if you prefer.

Question 15

My payment provider already has recurring billing. Why use Locarë?

Accepted Answer

A provider's recurring billing charges a fixed amount. Rent is not fixed: it has yearly index adjustments, condo fees, property tax, extra charges, discounts and a prorated first month, and Locarë works that out every month. And the money is not all yours: Locarë separates the owner's share from your fee, pays it out and sends a receipt. The provider is the till; Locarë is the lease management — and it uses the provider underneath.

Does the owner's rent have to go through my account?

Accepted Answer

No. With Asaas or Pagar.me, an owner who has an account with the provider gets their share in the payment itself, split at source: the money never enters your account. Owners without an account are paid by Pix right after the payment, with a receipt.

Do I need to copy API keys to set it up?

Accepted Answer

For Mercado Pago and for file storage on Cloudinary, no: it's a «Connect» button — you authorize on the service's own screen and come back ready. For Asaas, which does not offer that connection yet, there is a step-by-step guide with screenshots and a test that confirms the setup.

Does Locarë issue service invoices (NFS-e)?

Accepted Answer

No. In Brazil the service invoice is regulated by each city, and an agency's invoice covers its management fee and commissions, not the rent. Locarë's reports show those amounts month by month, ready for you or your accountant.

Question 19

Is the system ready for Brazil's tax reform?

Accepted Answer

Locarë manages charges, payments and payouts; it does not calculate taxes. Under the reform, the new consumption taxes phase in: 2026 is a test year and collection starts in 2027. Confirm your tax setup with your accountant; the reports keep giving the figures they need.
